The following note is by Larry Webster, the owner of Roof King. His helpful tips are a guide to getting the most from your insurance company.
When you are signing up with an insurance company they are your best friend, but when it comes to collecting on a claim, that is a different story. Many insurance companies take advantage of unsuspecting homeowners. Their goal is to pay as little as possible as slowly as possible.
I have seen a lot of homeowners get cheated out of money that was rightly owed to them by their insurance companies because they lacked the experience to deal with them properly.
Every insurance company in the United States today uses a computer program called "Xactament" to do their claims. Homeowners not familiar with this computer program and the technical insurance terminology required to negotiate it, can lose out on a lot of money that is rightly owed to them.
In an ideal situation we will meet your insurance adjuster at your home or commercial property. We will thoroughly walk the damaged area with them, we will ask them all the pertinent questions, we will review their reports, we will make several phone calls to them, we will send them faxes and emails, and in the end the customer will be paid all the money that is owed to them. It is good to note that all correspondence and interaction with the insurance company is shared with you the property owner and that all money from the insurance company comes directly to the property owner as well. Be wary of any contractor who does not follow this same open book policy with you.
This additional work and correspondence we do with your insurance company does not cost you a penny. In most cases the only out of pocket cost to our clients is their insurance deductible. In our experience we have found that most initial insurance claim payouts are anywhere from 30% to 60% undercut. It is our goal to make sure this does not happen to you.
You should be aware that insurance claim projects are much different than hiring a contractor to remodel your home or commercial property.
In the typical building and remodeling process it is commonly recommended that you get 3 estimates, and then choose a contractor who comes in at the best price and has a good track record. With insurance claims the process is different. You want to find one qualified contractor that is familiar with the process, because there is no estimating involved.
When dealing with insurance companies it is all about negotiating and correspondence. The insurance companies will often push for the property owners to use their “preferred” contractors. However, by law it is the property owner’s choice of which contractor to hire. By choosing to use the insurance companies preferred contractors the property owner is surrendering full control to the very entity that is doing everything in their power to short change them. It is common knowledge that some insurance companies and their agents get “kickbacks” from their contractors. In many cases when you refuse to use the insurance companies contractors, they will then instruct you to get 3 estimates for your property damage. By law you do not need to get 3 estimates for insurance claim work. This another tactic for the insurance company to slow down the process and pay the property owner as little money as possible. This often times will get you stuck with a contractor who comes in with the cheapest estimate, and by the end or your project you find yourself in another nightmare of dealing with an unqualified contractor. Remember, you can hire any contractor you like. Find one contractor who has experience with insurance companies and let that contractor negotiate with your insurance company on your behalf. Going this route will guarantee that everything that needs to get repaired and paid for is, and by a professional contractor.
If you are in a position where your property suffered damage for any reason make sure you hire a professional contractor that is going to be on your side through the entire process. Roof King understands how to deal with insurance companies.
